What we find on The Woodlands roofs

The roofs, the storms, and what an honest inspection finds.

Shade and pine debris drive the failures here: algae, moss, clogged valleys, and decking rot at the eaves. Grogan's Mill and Panther Creek roofs frequently have layered shingles over original 1970s decking that needs replacing. Many homes have skylights with original flashing.

The Woodlands has the strictest exterior standards in the Houston area — the Residential Design Review Committee must approve shingle color and profile. We have approved selections on file and handle the submission. Tree-limb damage is the dominant storm claim.

The Woodlands is about an hour and twenty minutes from our office; we schedule inspections there weekly.

  • “Bluebonnet Exteriors were wonderful! They gave a competitive quote and offer very good quality windows. The installation team with Carlos was also great! They taped everything off well, took their time installing - did not rush through, and cleaned up very well when they were finished! We have received so many compliments and questions on what company we used. I would definitely recommend! Thank you for our beautiful windows!”

The Woodlands questions

Good to know before your inspection.

Will The Woodlands design review approve my new roof?

Yes, if the shingle is on their approved list — our standard Owens Corning Duration and TAMKO Heritage colors are. We submit the application with product sheets before the install so there is no delay or re-do.

Do you help with hail and wind insurance claims?

Yes. We document storm damage with photos and measurements, meet your adjuster on site, and build the scope so nothing is missed. You pay your deductible; we never waive or 'absorb' it because that is insurance fraud under Texas law.

How long does a roof replacement take?

Most residential roofs are torn off, dried in, and finished in a single day with our crew; larger or steeper roofs take two. We re-deck any soft plywood we find, run a magnet over the yard for nails, and haul everything away the same day.
