What we find on Magnolia roofs

The roofs, the storms, and what an honest inspection finds.

Acreage roofs here are often large and low-slope with multiple additions tied in over decades — porches, carports, barns — and those transitions are where leaks start. Heavy pine debris and shade cause algae and valley rot on every north slope.

Magnolia sits in the northwest hail corridor and under forest, so both hail and tree-limb damage are common claims. Most acreage subdivisions have light architectural rules; the newer 249-corridor communities have HOA review.

Magnolia is about an hour and a half from our office; we batch northwest inspections weekly.

  • “Bluebonnet Exteriors were wonderful! They gave a competitive quote and offer very good quality windows. The installation team with Carlos was also great! They taped everything off well, took their time installing - did not rush through, and cleaned up very well when they were finished! We have received so many compliments and questions on what company we used. I would definitely recommend! Thank you for our beautiful windows!”

Magnolia questions

Good to know before your inspection.

Can you roof my barn or workshop at the same time as the house?

Yes, and it is usually cheaper to do both in one mobilization. Outbuildings often take a metal roof while the house gets architectural shingles; we quote both on the same visit.

Do you help with hail and wind insurance claims?

Yes. We document storm damage with photos and measurements, meet your adjuster on site, and build the scope so nothing is missed. You pay your deductible; we never waive or 'absorb' it because that is insurance fraud under Texas law.

How long does a roof replacement take?

Most residential roofs are torn off, dried in, and finished in a single day with our crew; larger or steeper roofs take two. We re-deck any soft plywood we find, run a magnet over the yard for nails, and haul everything away the same day.
